EscrowAs escrow agents, we are neutral "stakeholder" account holder and the vehicle by which the interests of all parties (buyer, seller, broker(s), lender, third parties) to a transaction are protected under the terms of an agreement between the parties. The escrow becomes the depository for all monies, instructions, and documents pertaining to the transaction. Some aspects of the agreements are not part of the escrow. 

As an example, funds held in escrow are normally disbursed upon closing to the seller and his/her/its existing lender, payment of transfer taxes, payment of real property taxes and any other parties of interest in the title.  We also offer closing protection to lenders through our underwriter.  As an agent for United General Title/First American, a national underwriter, we offer protection to buyers and sellers not available elsewhere.
